The purpose of preventive maintenance is to clean the equipment, lubricate and
adjust it, check it for wear, and replace any components that might cause
total breakdown or serious functional impairment of the equipment before the
next scheduled inspection. Preventive maintenance results in improved
performance, a reduction of economic costs associated with on-demand repair
work and the associated loss of revenue during down-time.
Functional Testing, Performance Verification and Calibration verify that
equipment is fully operational and performing acceptably within previously
specified limits. Depending on the device, it may be appropriate to specify
several different levels of functional testing and performance verification.
For example, you might want to specify the simplest level as visual inspection
of the device. Calibration, on the other hand, usually implies that the device
is compared against a reliable standard which you may also specify.
GRAND-PM supports two methods of scheduling equipment for preventive maintenance
service:
1. Calendar-based PM. This method is designed for scheduling equipment PM
service on regular intervals. Each PM interval is a chronological cycle of the
calendar. For example, annual, semiannual, monthly, weekly, etc. are some of
the typical schedules of periodically done maintenance.
2. Meter-Based PM. This method is designed for scheduling PM service based on
the equipment run-time. The run-time of the equipment is a criterion which
indicates the amount of time the equipment has been operating. The run-time
value of the equipment is measured by different instruments. For example, an
automobile odometer, an hour meter, a cycle meter, are some of the typical
instruments used for determining the run-time value.
By doing preventive maintenance work you will minimize equipment breakdowns
and increase the useful life of your equipment. This will result in
considerable savings in operating costs and reduction of equipment
downtime.

complete with equipment location, required parts, and step-by-step
instructions.
